Section 1 — Parties
LANDLORD / PARK MANAGEMENT: AwesomeRenters, 303 Little St, Rushville, IL ("Management" or "Park").
TENANT: The individual identified at login who signs this agreement ("Tenant").
This Lease Agreement governs the rental of a mobile home lot or trailer-and-lot space located within the AwesomeRenters Mobile Home Park (the "Park") at the address above. By signing, Tenant agrees to all terms and conditions set forth herein.
Section 2 — Lease Term & Renewal
This lease commences on the date of Tenant's digital signature and continues on a month-to-month basis unless a written annual agreement is separately executed. Either party may terminate this agreement with thirty (30) days' written notice. An annual lease term may be offered at Management's discretion and will supersede month-to-month provisions when signed.
Section 3 — Rent Amounts & Payment Schedule
Tenant agrees to pay monthly lot rent as follows:

Rent is due on the 1st day of each calendar month. Autopay enrollment entitles Tenant to the discounted rate as long as enrollment is active and in good standing.
Section 4 — Pet Fees
If Tenant has registered pets under Section 10, the following additional monthly fees apply and are due with rent:

Pet fees are non-refundable and are due each month regardless of payment method. Failure to pay pet fees constitutes a lease violation.
Section 5 — Late Payment & Grace Period
Rent not received by the 5th day of the month is considered late. A late fee of $50.00 will be assessed on the 6th day. An additional $10.00 per day accrues for each subsequent day rent remains unpaid, up to a maximum of $150.00 in late fees per month.
⚠️ If rent is not paid in full (including any late fees) by the 15th of the month, Management may begin the eviction process without further notice.
Returned or declined payments incur a $35.00 returned payment fee. Tenant is responsible for all costs of collection including reasonable attorney's fees.
Section 6 — Rules of Conduct & Community Standards
Tenant and all occupants agree to the following:
- No excessive noise, loud music, or disruptive behavior between 10:00 PM and 8:00 AM (quiet hours).
- No verbal or physical altercations with neighbors, Management staff, or visitors.
- No illegal activities, controlled substance sales, or manufacturing on Park property at any time.
- All vehicles must be registered, operable, and parked in designated spaces only. No vehicle repair or commercial activity visible from common areas.
- No permanent structures, additions, or exterior modifications without written Management approval.
- Trash must be properly bagged and placed in designated receptacles only — no dumping in common areas.
- Common areas (roads, laundry facilities, mailboxes) must be kept clean and undamaged.
- No storage of hazardous materials, flammable liquids, or propane (beyond standard BBQ use) without approval.
- Visitors may not remain on-premises for more than 7 consecutive nights without Management notification. Extended stays require written approval and may require lease addendum.
First violation results in a written warning. Second violation within 12 months may result in immediate lease termination without refund of deposits.
Section 7 — Property Maintenance & Upkeep
Tenant is responsible for maintaining the lot in clean, orderly condition at all times:
- Grass and weeds must be mowed and maintained — lot must not exceed 6 inches of growth.
- No junk, debris, abandoned furniture, or inoperative vehicles on or adjacent to the lot.
- Porches, steps, skirting, and awnings must be maintained in safe, structurally sound condition.
- Tenant is responsible for snow and ice removal from their own lot, walkways, and steps.
If Management performs maintenance due to Tenant's failure, Tenant will be charged the full cost plus a $75 administration fee.
Section 8 — Right of Entry
Management reserves the right to enter the lot and any structures Tenant occupies for the following purposes:
- Routine or scheduled maintenance and inspections — with 24 hours' written or verbal notice
- Emergency repairs (fire, flooding, gas leak, safety hazard) — without prior notice
- Abandonment investigation if Tenant has not been seen or communicated for 5+ days
- Compliance inspection following a written violation notice
Management will not abuse entry rights and will respect Tenant's privacy. Entry will occur at reasonable hours (8:00 AM – 8:00 PM) except in emergencies.
Section 9 — Eviction Terms & Process
Management may initiate eviction proceedings for any of the following:
- Non-payment of rent or fees after the 15th of the month
- Violation of any provision of this Agreement after written warning
- Criminal activity on Park premises
- Providing false information on any lease or application documents
- Subletting or allowing unauthorized occupants without written approval
⚠️ Eviction Process: (1) Written Notice to Cure or Vacate delivered to Tenant. (2) If not cured within the notice period, Management files for formal eviction with the Schuyler County Circuit Court. (3) Court-ordered removal will be enforced. Tenant is liable for all legal costs, court fees, and outstanding balances.
Upon vacating, Tenant must leave the lot broom-clean and remove all personal property within 48 hours of lease end. Abandoned property may be disposed of at Tenant's expense.
Section 10 — Pet Policy (STRICT ENFORCEMENT)
🐾 Pet Rules — Zero Tolerance for Violations
- Maximum 2 pets per lot. No exceptions.
- Weight limit: Each pet must weigh under 25 pounds. Overweight pets are not permitted.
- Monthly pet fee: $50.00 per pet (1 pet = $50/mo; 2 pets = $100/mo), charged in addition to rent.
- All pets must be licensed, vaccinated, and registered with Management at lease signing and upon any new pet acquisition.
- Pets must be on a leash or in a carrier at all times in common areas. Unleashed pets will result in an immediate written warning.
- Breed restrictions: The following breeds (and their mixes) are strictly prohibited regardless of temperament — Pit Bull Terrier, Rottweiler, Doberman Pinscher, Chow Chow, Akita, Wolf Hybrid, and any breed deemed dangerous by Management's insurer.
- Tenant is fully liable for all injuries, property damage, or incidents caused by their pet(s).
- Persistent barking, aggression, or nuisance behavior will be treated as a lease violation.
Enforcement: First pet violation = written warning. Second violation = 10-day notice to cure. Third violation or any bite/attack incident = immediate lease termination with 30-day vacate notice.
Pets not disclosed at lease signing are unauthorized. Discovery of an undisclosed pet constitutes a lease violation and will result in a $150 fine plus immediate pet registration requirement or removal.
Section 11 — Liability & Indemnification
Tenant agrees to indemnify, defend, and hold harmless AwesomeRenters, its owners, employees, and agents from any and all claims, damages, losses, costs, and expenses (including attorney's fees) arising from:
- Tenant's use or occupancy of the lot or premises
- Any negligent or intentional act or omission by Tenant, occupants, or Tenant's guests
- Any damage to or destruction of property caused by Tenant
- Any injury to persons on or around Tenant's lot
Management is not liable for theft, loss, or damage to Tenant's personal property. Tenant is strongly encouraged to obtain renter's insurance. Management is not responsible for utility outages, weather events, or acts beyond its reasonable control.
Section 12 — General Provisions
- Governing Law: This Agreement is governed by the laws of the State of Illinois and Schuyler County.
- Entire Agreement: This document constitutes the entire agreement between the parties and supersedes all prior oral or written agreements.
- Amendments: Management may amend Park Rules with 30 days' written notice. Continued occupancy constitutes acceptance.
- Severability: If any provision is found unenforceable, the remainder of the Agreement remains in full force.
- Notices: Written notices may be delivered by email, text, or physical posting on Tenant's door. Notice is effective upon delivery.
- No Waiver: Management's failure to enforce any provision does not constitute a waiver of the right to enforce it in the future.
Digital Signature & Agreement
By signing below, you confirm you have read the entire Lease Agreement and agree to be bound by all terms and conditions. This digital signature is legally binding under the Illinois Electronic Commerce Security Act.
