1. Site Usage
By accessing the AwesomeRenters tenant portal, payment system, or any digital services provided by AwesomeRenters (the "Platform"), you agree to these Terms & Conditions. These terms apply to all tenants, visitors, and administrators of the Park.
The Platform is intended solely for:
- Authorized tenants to pay rent and manage their account
- Submitting maintenance requests and crime reports
- Reviewing lease agreements and park policies
- Authorized park management and administration
You may not:
- Share your login credentials (email/PIN) with anyone else
- Attempt to access another tenant's account or information
- Submit fraudulent maintenance requests or false crime reports
- Attempt to circumvent payment systems or manipulate transactions
- Use the Platform for any unlawful purpose
AwesomeRenters reserves the right to suspend or terminate Platform access for any violations of these terms without prior notice.
2. Privacy Policy
AwesomeRenters collects and uses personal information as follows:
- Information Collected: Name, email address, phone number, lot assignment, payment history, maintenance request details, and lease agreement signatures.
- How We Use It: To process rent payments, manage your tenancy, communicate about your account, and maintain safety and compliance records.
- Sharing: We do not sell your personal information. We share data with payment processors (Stripe) solely to process transactions, and with legal authorities when required by law.
- Photos: Photos submitted with maintenance requests or crime reports are stored securely and accessible only to park management.
- Lease Signatures: Your digital signature, IP address, and browser information are stored as part of the legally binding agreement record.
- Security: We use industry-standard security measures. However, no online system is 100% secure. Please keep your PIN private.
- Retention: Records are retained for the duration of your tenancy plus 7 years for legal compliance purposes.

3. Payment Terms & Refund Policy
Accepted Payment Methods: Credit card and debit card via Stripe's secure checkout. Bank account (ACH) may be available for autopay enrollment.
Payment Processing: Payments are processed by Stripe, Inc. By making a payment, you agree to Stripe's Terms of Service. AwesomeRenters does not store your full card details.
Autopay: Enrolling in autopay creates a monthly recurring subscription through Stripe. Your card will be charged automatically on the billing date each month. You will receive the discounted autopay rate as long as enrollment is active.
Cancellation of Autopay: You may cancel autopay at any time through your tenant portal. Cancellation stops future charges but does not refund charges already made for the current period.
Refund Policy:
- Rent payments are non-refundable once processed, except in cases of verifiable Management error.
- Pet fees are non-refundable.
- Duplicate payments will be refunded within 5–10 business days.
- Refund requests must be submitted to park management within 30 days of the charge.
Declined Payments: A $35 returned payment fee will be charged for declined or reversed transactions. It is your responsibility to ensure sufficient funds and valid payment methods.
Disputes: Payment disputes must first be raised with park management before filing a chargeback with your bank. Fraudulent chargebacks will be treated as a lease violation.
4. Park Rules Summary
The following is a summary of key park rules. The full Lease Agreement governs. In case of conflict, the Lease Agreement controls.
- Quiet Hours: 10:00 PM – 8:00 AM daily. No excessive noise at any time.
- Rent Due: 1st of each month. Late fee applies after the 5th.
- Pets: Max 2 pets, each under 25 lbs. $50/pet/month fee. Restricted breeds prohibited. Leash required in common areas.
- Vehicles: Must be operable and parked in designated spaces. No inoperative vehicles stored on lot.
- Maintenance: Tenants maintain their lot, mow grass, remove debris. Management inspects periodically.
- Visitors: No visitors staying longer than 7 consecutive nights without Management approval.
- No Illegal Activity: Zero tolerance. Immediate lease termination.
- Modifications: No structural changes to lot or trailer without written Management approval.
- Trash: Must be bagged and placed in designated areas only.
- Lease Signing: All tenants must sign the digital lease agreement before making payments or using the portal.
