Lot Rental Agreement

Mobile Home Park


1. Parties
This Lot Rental Agreement ("Agreement") is entered into between Sunny Acres Mobile Home Park, located at 123 Main St, Springfield, IL ("Park Management" / Landlord), and Tenant Name ("Tenant").
2. Premises
Tenant agrees to lease Lot #12 located at 123 Main St, Springfield, IL for the purpose of placing and occupying a mobile home or manufactured home.
3. Term & Rent
This Agreement is on a month-to-month basis, commencing on the first day of tenancy. Either party may terminate with thirty (30) days written notice. Monthly lot rent is $450, due on the 1st of each month.
4. Security Deposit
Tenant shall pay a security deposit of $900 upon signing. The deposit will be returned within 30 days of termination, less deductions for unpaid rent or damages.
5. Late Fees
If rent is not received by the 5th day of the month, a late fee of $50 will be assessed. Late fees are due immediately and must be paid with the overdue rent.
6. Pet Policy
Pets are permitted subject to the following: maximum 2 pet(s), under 25 lbs each. A pet fee of $50/pet/month applies. Prohibited breeds include Pit Bull, Rottweiler, Doberman, Chow Chow, Akita, and Wolf Hybrids.
7. Maintenance & Upkeep
Tenant agrees to maintain the exterior of the lot in a neat, orderly condition; properly dispose of trash; not make alterations without written approval; and report maintenance issues promptly.
8. Park Rules & Regulations
Tenant agrees to abide by all park rules including: quiet hours 10PM–8AM; 5 MPH speed limit; no commercial activities; all visitors park in designated areas; no inoperable vehicles. Park rules may be updated with reasonable written notice.
9. Termination
Either party may terminate this Agreement with thirty (30) days written notice. Failure to pay rent or material lease violations may result in eviction proceedings per applicable state law.
10. Signatures
By signing below, both parties agree to all terms of this Agreement.
